How Fortitude Valley rates have moved
Where the offices are
Three streets hold most of it. Ann Street and Wickham Street between the station and Brunswick Street carry the mid-rise serviced buildings and the largest coworking floors. James Street and the blocks towards New Farm hold the smaller creative suites above the retail, dearer per desk and quicker to fill. Towards Bowen Hills and the RNA showgrounds the newer towers have brought managed floors to the Valley for the first time, and that is where a team of thirty or more looks. Spring Hill, between the Valley and the CBD, is the quieter alternative on the hill.
Getting to Fortitude Valley
Fortitude Valley station is one stop north of Central on every line through the city, about three minutes, so the Valley is as reachable as the CBD from anywhere on the network. The Inner Northern Busway ends at the RNA and King George Square buses reach Brunswick Street in ten minutes. Parking is easier than in the city and most Valley buildings have some; the ride into the CBD is a fifteen minute walk down Ann Street or one station.

Office space in Fortitude Valley: your questions answered
How much does office space cost in Fortitude Valley?
As at October 2026 the median private office in Fortitude Valley is $546 per desk per month, about 14% under the $600 Queensland median and under the Brisbane CBD one station south. The rate is all-in on a monthly agreement: rent, outgoings, internet, furniture, cleaning, security and reception. The Valley is the cheapest area in Queensland with enough listings to measure, which for a Brisbane team makes it the obvious place to save.
Is Fortitude Valley the cheapest place for an office in Brisbane?
Yes, of the areas large enough to measure. Its $546 a desk sits at the bottom of the Queensland range, under the CBD's $700 and well under West End at around $660 and Chermside at $683. The reason is the stock: converted warehouses and mid-rise buildings on Ann and Wickham Streets rather than river-view towers. The Valley also has the second deepest supply in the state, so the low rate does not come with a shortage of choice.
What is included in a Fortitude Valley serviced office?
The monthly fee normally covers rent, outgoings, utilities, high speed internet, furniture, cleaning, building security, a staffed reception, and shared kitchens and breakout space, with meeting rooms up to a monthly allowance. Across the offices listed in Queensland, 96% are air conditioned, 94% come furnished, 87% offer 24 hour access and 78% include meeting rooms; 57% offer outdoor space, and the Valley's warehouse conversions with their rooftops and courtyards account for a good share of that. Parking is easier than in the city. Check the meeting room allowance, printing, IT support and the deposit, typically one to two months.
How quickly can I move into a Fortitude Valley office?
Offices in the Valley top out at about twenty people in the older buildings; the newer towers towards Bowen Hills have brought managed floors for larger teams, which take four to twelve weeks to fit out. Give us your date and headcount and we will shortlist only the buildings that can meet them. There is no charge to you.
