After a string of new openings across Brisbane from operators such as Workspace365, GPT Space & Co and, more recently, Christie Spaces, the CBD's flexible office space almost doubled in early 2026, from about 7,500 sqm at the end of 2025 to about 14,700 sqm in March. The CBD has 5,208 sqm available now.

With so much new space to fill, desk rates in the Brisbane CBD have eased from about $650 through the first half of 2026 to $708 per desk per month, back where they were in 2024.
Brisbane flexible office space stats
Though there is plenty on offer for smaller teams up to 15 people, supply is limited for larger teams over 25 outside of the Brisbane CBD. If you're looking for a great deal close to the CBD for a small team of 1 to 25, South Brisbane provides the best value at $656 per desk per month.

Median Price of Flexible Office in Brisbane by Office Size
As Australia's third-largest city, Brisbane's median rates sit in a narrow band, from about $575 per desk for teams of 26 to 50 to about $685 for teams of 11 to 15, with a small office for 1 to 4 people at $689 per desk. With so much new space in the CBD, office size makes little difference to the rate.

Like other markets in Australia, you’ll find lower prices in traditional businesses vs a coworking operator for a shared or private office space, though the space may lack some of the amenities you’ve come to enjoy with a typical coworking environment. Across Queensland, a single desk is also cheaper in a business sharing its space, at about $400 per person against about $450 at a coworking operator.

Inner Brisbane
As the sun capital of Australia, Brisbane’s CBD and surrounding suburbs offer the best selection of office space in the city, with median prices far lower than Sydney and Melbourne.
For something slightly less expensive, Fortitude Valley at $550 per desk and South Brisbane both provide excellent value.
