The Brisbane CBD has seen heaps of new flexible floor space come to market over the past two years. However, as demand picked up throughout 2023, total capacity has decreased 15% since the start of the year to 14,130 sqm.

Despite an 18% increase in inventory, prices across Brisbane remained flat at $608 per desk per month while the cost per desk in the Brisbane CBD was down 1% to $600.

Though there is plenty on offer for smaller teams up to 15 people, supply is limited for larger teams over 25 outside of the Brisbane CBD. If you’re looking for a great deal close to the CBD for a small team of 1-4 then Fortitude Valley provides the best value with median prices under $530 per desk per month.

Median Price of Flexible Office in Brisbane by Office Size
As Australia's third-largest city, median rates in Brisbane range from $584 for 26 plus desks to $652 per person for a midsize office for 11-15 desks. While larger enterprise offices typically cost more than a smaller office due to extra amenities, the high demand and lower overall inventory levels across Brisbane are putting pressure on smaller offices. In fact, the prices are a complete reversal from what we saw in 2022 where smaller offices were considerably cheaper than larger enterprise offices.
