Office space in the Melbourne CBD

As of October 2026, the median private office costs $620 per desk per month, a little above the $650 Victorian median. The Hoddle Grid is unusual among Australian CBDs in being the middle of its own market rather than the top: Docklands and the inner south-east fringe both price above it, and the grid holds the deepest supply and the widest choice at every size in Victoria.

What a CBD desk costs against the fringe

In Melbourne the fringe question runs both ways. Docklands and Cremorne cost more than the grid; Carlton, Fitzroy and Collingwood cost less. The table shows the spread by office size.

The CBD by precinct

  • Collins Street and the Paris end, from Spring Street down to Elizabeth Street, is the premium: the bank towers, the older heritage floors converted to serviced space, and most of the managed offices. Collins Street has more coworking floors than any other street in the country.
  • The western core, around Southern Cross and the Bourke Street towers, is the newer, larger-floorplate end: where the big serviced operators have their biggest floors and where a team of fifty or more finds the most choice.
  • The northern grid, La Trobe Street and the blocks around Melbourne Central and the State Library, is the value end inside the postcode: smaller buildings, more coworking, a few dollars a desk under the Collins Street rate, and the walk to Carlton.
  • The laneways and Flinders Lane hold the small creative floors that put Melbourne on the map for coworking: rarely the cheapest, always the first to fill.

The fringe alternatives: Southbank at around $700 matches the grid across the river; Carlton at around $600 and Fitzroy at $600 are the saving; Docklands at $725 is the premium.

Getting to the Melbourne CBD

Every suburban train runs through the City Loop, so Flinders Street, Southern Cross, Melbourne Central, Parliament and Flagstaff each put you within a few minutes' walk of most CBD buildings. Southern Cross is also the regional and airport bus terminus, which makes the western core the easiest part of the grid for a team spread across the state. The free tram zone covers the whole Hoddle Grid, so once you are in, moving between meetings costs nothing. Parking in the CBD towers is rare and expensive; the fringe suburbs are where 47% of Victorian listings with private parking sit.

Coworking and hot desks in the Melbourne CBD

Melbourne searches for coworking and shared office space as often as for private offices, and the CBD's laneway floors are the reason. Shared office space and coworking desks are listed on the Melbourne coworking page.

Serviced and managed offices in the Melbourne CBD

Almost everything listed in the CBD is serviced or managed space. A serviced office is a fitted room inside an operator's building, let per desk on a monthly agreement with reception, meeting rooms and kitchens shared; across Victoria 94% come furnished, 90% are air conditioned and 85% include meeting rooms. A managed office is a whole floor fitted to your brief on a two or three year term and priced per floor, and the CBD and Docklands hold most of the managed floors in Victoria. The operators with the most listings in the CBD on Rubberdesk are @Workspaces, Hub Australia, Compass Offices, Corporate Cubes and JustCo Global.
