How Melbourne CBD rates have moved
The CBD by precinct
- Collins Street and the Paris end, from Spring Street down to Elizabeth Street, is the premium: the bank towers, the older heritage floors converted to serviced space, and most of the managed offices. Collins Street has more coworking floors than any other street in the country.
- The western core, around Southern Cross and the Bourke Street towers, is the newer, larger-floorplate end: where the big serviced operators have their biggest floors and where a team of fifty or more finds the most choice.

Getting to the Melbourne CBD
Every suburban train runs through the City Loop, so Flinders Street, Southern Cross, Melbourne Central, Parliament and Flagstaff each put you within a few minutes' walk of most CBD buildings. Is Docklands part of the CBD, and why does it cost more?
Docklands is its own precinct west of the grid, on the same free tram zone, and it is the dearest area in Victoria at $958 a desk against the grid's $700. The reason is stock: the towers there are the newest in the city, the serviced floors in them are fitted to match, and the small-suite rates carry the premium. Teams choose Docklands for the building rather than the address. If the address is what matters, Collins Street inside the grid gives you the prestige at the lower rate.

The northern blocks. La Trobe Street and the streets around Melbourne Central and the State Library hold smaller buildings and more coworking than the Collins Street end, and price a few dollars a desk under it while staying inside the postcode and the City Loop.
