As at September 2026 the median private office in the Hoddle Grid is $700 per desk per month, about 8% above the $650 Victorian median and roughly 30% below the Sydney CBD. Step outside the grid and Carlton at $600 is the cheapest area within a tram ride, with Fitzroy at $630 and Collingwood at $650 close behind. Across the river, Southbank matches the grid rate with more parking.
