How Sydney CBD rates have moved
The CBD by precinct
The CBD is a long, thin market and the precincts behave differently.
- The financial core, Martin Place, George Street between Wynyard and Martin Place, and the Circular Quay towers, holds the premium serviced floors and most of the managed offices. It is where the top of the rate lives and where client-facing firms want to be.
- Barangaroo, the newest towers on the western harbour edge, prices with the core and has the largest floors and the newest fit-outs; the Metro station makes it the easiest part of the CBD to reach from the north and the Hills.
- Midtown, around Town Hall and the Pitt Street Mall, is the middle of the market: the older towers and the largest coworking floors, a few dollars a desk under the core.
- Haymarket and the southern CBD, between Central and World Square, carry the cheapest desks inside the postcode and the walk-in access to Surry Hills and Chippendale.
The fringe alternatives with the same postcode-adjacent commute: North Sydney at $657, Surry Hills at $913 and Pyrmont at $500.
Getting to the Sydney CBD
Every Sydney Trains line reaches the CBD, and the station you choose is the precinct you choose: Wynyard and Martin Place for the core, Barangaroo and Gadigal on the Metro for the western edge and Midtown, Town Hall for the middle, Central for the south. The light rail runs down George Street from Central to Circular Quay, and the ferries land at Circular Quay and Barangaroo. Almost no CBD building offers parking to tenants and public parking is the most expensive in the country, so plan around the trains.

Which part of the CBD should I look in?
Match the precinct to the reason you want the postcode. The financial core around Martin Place and Circular Quay is where client-facing firms want to be and where the premium serviced floors and managed offices are. Barangaroo has the newest towers and the largest floors, with the Metro station making it the easiest part of the CBD from the north and the Hills. Midtown around Town Hall holds the biggest coworking floors and the middle of the rate. The southern blocks between Central and World Square carry the cheapest desks inside the postcode and the walk to Surry Hills. Every precinct is within fifteen minutes' walk of the others, so the difference is address and price rather than convenience.
How much would I save by moving to the fringe?
