Flexible office space is available within established business premises in Silverwater, suitable for a small consulting, engineering, construction, software, sales, technical services, or professional services business.
The available office space includes one enclosed office of approx. 13 m² and one open-plan office area of approx. 49 m². Two parking bays are included. The offices are unfurnished and share access to a meeting room, kitchen, and bathroom facilities. Internet, utilities, outgoings, building insurance, after-hours access, and 24-hour site security are included. No reception service is provided.
Optional dedicated warehouse/storage space of approx. 90 m² is also available within a shared warehouse. The warehouse area is suitable for palletised storage, stock holding, equipment storage, or light distribution. The site includes roller door access and storage up to 3 pallet bays high. Forklift access is included in the optional 3PL/logistics service, but warehouse equipment is not available for independent use.
Optional logistics support can be provided, including receiving, dispatch, courier coordination, pick/pack support, pallet movements, and basic inventory handling. Logistics support is charged at $65/hour or an agreed fixed monthly fee plus a per-order charge.
Pricing is $4,000/month + GST for office space only, or $6,000/month + GST for office space plus the dedicated warehouse area. Both options include outgoings, utilities, internet, and building insurance.
Flexible lease terms are available, including month-to-month and 12-month terms. A bond equivalent to 2 months’ rent, with a minimum bond of $6,000. Month-to-month arrangements require 1 month’s notice. No hazardous goods permitted. Signage can be discussed, subject to approval.
