As at September 2026 the median private office in the Hoddle Grid is $700 per desk per month, about 8% above the $650 Victorian median and roughly 30% below the Sydney CBD. The rate is all-in on a monthly agreement: rent, outgoings, internet, furniture, cleaning, security and reception. Unusually for a capital, the CBD sits in the lower third of Victorian areas by rate, because the newer towers at Docklands and the tech suburbs to the south-east price above it.

Docklands is its own precinct west of the grid, on the same free tram zone, and it is the dearest area in Victoria at $958 a desk against the grid's $700. The reason is stock: the towers there are the newest in the city, the serviced floors in them are fitted to match, and the small-suite rates carry the premium. Teams choose Docklands for the building rather than the address. If the address is what matters, Collins Street inside the grid gives you the prestige at the lower rate.

The northern blocks. La Trobe Street and the streets around Melbourne Central and the State Library hold smaller buildings and more coworking than the Collins Street end, and price a few dollars a desk under it while staying inside the postcode and the City Loop. Step outside the grid and Carlton at $600 is the cheapest area within a tram ride, with Fitzroy at $630 and Collingwood at $650 close behind. Across the river, Southbank matches the grid rate with more parking.

The widest range in the country: from a single desk to a floor for three hundred people, across 322 listings and 3,477 desks. The western core around Southern Cross has the largest floorplates and is where a team of fifty or more finds the most choice; the laneways and Flinders Lane have the small creative floors that fill first; Collins Street has both. Per-desk rates fall as offices get larger, so a whole floor usually costs less per head than a small suite in the same building.

The monthly fee normally covers rent, outgoings, utilities, high speed internet, furniture, cleaning, building security, a staffed reception, and shared kitchens and breakout space, with meeting rooms up to a monthly allowance. Across the offices listed in Victoria, 94% come furnished, 90% are air conditioned, 85% include meeting rooms and 85% offer 24 hour access. In the grid itself, expect end-of-trip facilities in the towers, and expect to pay separately for a car space if one is offered at all; the 47% of Victorian listings with private parking are mostly in the fringe suburbs. Check the meeting room allowance, printing, IT support and the deposit, typically one to two months.

Up to about twenty people, serviced: a fitted room in an operator's building, let per desk monthly, with reception, meeting rooms and kitchens shared, and the freedom to grow or shrink without moving. Beyond that, managed: a whole floor or self-contained suite fitted to your brief on a two or three year term, priced per floor, with your own front door and no fit-out capital. The Melbourne CBD and Docklands hold most of the managed floors in Victoria, so a large team has a real choice here that the fringe suburbs cannot offer.
