What a CBD desk costs against the fringe

Brisbane's fringe runs the other way from Sydney's. Only Fortitude Valley undercuts the city; West End, Chermside and Aspley all price above it.

Brisbane CBD median desk rate ($ per person per month)

The CBD by precinct

  • The Golden Triangle, Eagle Street, Creek Street and the riverfront towers, is the financial core and the premium: the newest floors, the river views, and the managed offices.
  • Queen Street and the Mall, the middle of the grid, holds the older towers converted to serviced space and the largest coworking floors, a few dollars a desk under the river.
  • The northern grid, Ann Street, Adelaide Street and the blocks towards Roma Street and Spring Hill, is the value end inside the postcode and the walk to Central station.
  • The river's edge to the south hands over to South Brisbane and Kangaroo Point, each a bridge or a ferry away with a handful of buildings.

The fringe alternatives: Fortitude Valley at $546 is the saving, one station north; West End at around $660 is the lifestyle choice across the river at a premium.

Getting to Brisbane City

Central and Roma Street are the two CBD stations on every suburban line, and Roma Street is also the interstate and regional terminus. The South East Busway ends at the Cultural Centre and King George Square, the CityCat ferries land at Eagle Street and Riverside, and the CityCycle and riverwalk paths make Brisbane the easiest CBD in the country to reach by bike from the inner suburbs. Parking in the towers is limited: 28% of Queensland listings offer private parking and almost all of those are in the suburbs.

Coworking and hot desks in Brisbane City

Shared office space and coworking desks are listed on the Brisbane coworking page.

Serviced and managed offices in Brisbane City

Almost everything listed in the CBD is serviced or managed space. A serviced office is a fitted room inside an operator's building, let per desk on a monthly agreement with reception, meeting rooms and kitchens shared; across Queensland 96% are air conditioned, 94% furnished, 87% offer 24 hour access and 78% include meeting rooms, and Queensland leads the country for private showers at 58%. A managed office is a whole floor fitted to your brief on a two or three year term and priced per floor; the managed floors here are in the Golden Triangle towers and in Fortitude Valley. The operators with the most listings in the CBD on Rubberdesk are Workspace365, Christie Spaces, WeWork, YOCO and Hub Australia.
