As Australia's third-largest city, median rates in Brisbane range from $550 for 50 plus desks to $650 per person for a small office with 1-4 desks. While larger enterprise offices typically cost more than a smaller office due to extra amenities, the high demand and lower overall inventory levels across Brisbane are putting pressure on smaller offices. In fact, the prices are a complete reversal from what we saw in 2023-24 where smaller offices were considerably cheaper than larger enterprise offices.
